VIEWING PROTOCOL


The coronavirus hasn’t gone away and we don’t yet have a vaccine, however, in line with Government guidelines, agents are now allowed to start conducting viewings and market appraisals again. We will need to remain very Covid19 alert and in order to protect our staff, clients and anyone viewing a property we have put together the following protocol.  We reserve the right to cancel a viewing if we feel the protocol is not being correctly observed.
 

Vendors:

 

It is different if the property we are selling is vacant but I suspect that if you are living in the home that you are selling you may have some reservations about letting people through your door. This is completely understandable, but we believe it can be done in a safe way, this will form the basis of the protocol that we will enforce on your behalf:

  • If a virtual viewing is available on our website, this should be viewed as a first option to ascertain whether a property is of genuine interest or not.
  • No more than two people can attend the viewing along with the owner/agent
  • You will be informed at the time of booking if the property is occupied or not, if a property is occupied we will ask the vendor to vacate the property but this may only be retiring to a garden depending on their circumstances.
  • Social Distancing must be observed at all times.
  • Gloves are to be worn and facemasks/covering should be worn if possible.
  • The seller/agent will endeavour to ensure all doors are open to minimise the need for touching anything in the property,any doors that need opening must be done so by the agent.
  • There will be no back-to-back or multiple viewings.
  • All viewers will need to sign a health declaration confirming they have no Coronavirus symptoms. A link to the declaration can be found here.

 

I also think you may want to limit the people who are permitted to view your home to what we describe as ‘proceedable’ viewers – i.e. only those who have sold their property (STC or completed); have the cash to proceed without selling; are first time buyers; are living in rental property;

 

Normally we would encourage you to also let people view who perhaps have their house for sale or have not yet put it on the market but this can dramatically increase the number of people through your door which may not be the healthy decision at this current time. Let us know though if you do want to continue to let non-proceedable viewers attend and we will act on your instructions.

As you can probably imagine we have been operating on a skeleton staff since the lockdown began and we will need time to re-integrate the team back into work. We also have a significant back-log of requests to view and value property over the last 7 weeks and again this is going to take time to work through.

Applicants:

  • All parties must travel to the viewing in their own transport
  • You will be informed at the time of booking if the property is occupied or not, if a property is occupied we will ask the vendor to vacate the property but this may only be retiring to a garden depending on their circumstances.

  • Gloves are to be worn and facemasks/covering should be worn if possible.
