£275 + VAT (£330 inc VAT) & 12.5% of monthly rent + VAT

  • Drawing up of a Tenancy Agreement
  • Obtaining Meter Readings and Instructing Utilities when tenants move in and when they vacate
  • Providing Rental Guarantee free of charge for initial six month term subject to terms and conditions
  • Checking Inventory and condition of property at intervals throughout the Tenancy and reporting to Landlord
  • Liaising between Landlord and Tenant
  • Arranging necessary works throughout the tenancy agreement
  • Dealing with HM Customs and Revenue for overseas Landlords
  • Collection of rent and payment of maintenance accounts
  • Accounting to Landlord
  • Rent reviews
  • Check out and deposit release at the end of the tenancy

Additional fees

  • Fee for tenancy renewal: £42.00 inclusive of VAT (Fully Managed or Tenant Find Service)

Fees to tenants

Payable prior to carrying out references

  • A referencing fee of £130.00 (inc VAT) for the first applicant
  • A second applicant fee of £48.00 (inc VAT)
  • A £70.00 holding fee (which is deducted from the deposit)
  • One guarantor can be references free of charge
  • Second guarantor fee £48.00 (inc VAT)

Please note that should you vacate the property and move to a new property with Bright & Bright, these fees will be payable again.

Payable by date of moving in

  • Deposit equivalent to six weeks rent i.e., Rent is £650 pcm
    • £650.00 x 12 months / 52 weeks x 6 weeks = £900.00 deposit
  • £70.00 of this deposit will have already been paid as a holding fee

Please note that should you vacate the property and move to a new property with Bright & Bright, these fees will be payable again.

We do not charge the tenant a fee for renewing their tenancy agreement or a check out fee.
